<p>3. Fast wealth: Tenants will pay off your mortgage in a rental property. Your net-worth will grow without you having to save out of your own income. When you have one or more tenants there is a team effort in building your wealth, fast!</p>
<p>4. Bargain priced: You will never again be able to buy the same type of property for the amount you paid for it originally. The value of all the other houses have gone up along with yours. You already own what an investor would consider a bargain in the current market.</p>
<p>5. High rate of return: The rent you can charge for your house is based on the current market. Rents have gone up but the cost of your house is still what you originally paid for it. You are getting a higher return on investment. In the current market you would have to spend a lot more to get the same rental income.</p>

Guaranteed income: If you are willing to make some small changes to your house so it meets the standards required for disabled people, you will have a long list of potential tenants waiting for you. In many cases, some government agency will be paying their rent. You will get a good, stable, low-maintenance tenant. You will also be helping someone in need. If you need money for the renovations, you can re-finance as much as 90% to 100% of the market value of your house. Government grants may also be available.</p>
<p>7. Increased tax write-offs: In most cases, you can write off the interest paid on the mortgage of a rental property. If you keep the mortgage as high as possible, you maximize the tax write-offs.</p>
<p>8. Pay off your own home faster: Keep the mortgage on the rental property as high as possible by re-financing to the max as the value goes up. Use that equity to pay off the home you live in, faster.</p>
<p>9. Tax-free retirement income: After your house is paid off quickly by using the equity in the rental property, you may be able to use the refinanced cash as a tax-free retirement income. Borrowed money may or may not be taxable. Check with your accountant.</p>
<p>10. Gain freedom from the slavery of a J.O.B.: It takes far less time to maintain rental properties than the amount of time you would spend in a job. If you build up your portfolio of rental properties to 5 or 10 and pay them off (or keep refinancing), you will have as much or more income than your present job. You can be your own boss, work only a few hours, spend time with your family, and really enjoy your life.</p>

Your  car shouldn&#8217;t reek of cigarette smoke and your office trash shouldn&#8217;t  hold the remnants of the raw onion sandwich you had for lunch.  Don&#8217;t rely on an air freshener.  Empty your trash can and ashtray.  Make sure everything has a sparkling clean look, smell and feel.</p>

<p>It all comes down to image, making sure it shows at its best. This is accomplished with minor repairs, some decorating and a lot of elbow grease. It&#8217;s no different than a used car dealer shining up the cars inside and out. You systematically go through your home, inside and out, room by room, and make it look great.</p>
<p>Outside</p>
<p>Paint it, wash it, mow it and clip it. First impressions are lasting, and you don&#8217;t get a second chance to make a good first impression. Look at your home from the street. If you can&#8217;t see it through the trees, trim bushes so windows are completely exposed. Make sure your approach to the house is clear of overhanging foliage. Wash the windows. If you have a blacktop driveway, put a fresh coat of sealer on it. Dress up flowerbeds with new shrub or flowers and repair any damaged fencing.</p>
<p>Inside</p>
<p>Arrange furniture in to give the most visual appeal to the room.  This may not be the most functional, but at this point we don&#8217;t care about function. Clean up the rooms of any clutter, toys, excess furniture, books or anything that gets thrown around.  You&#8217;d be amazed at how many sellers don&#8217;t do this. Don&#8217;t forget clean, clean, clean.</p>
<p>The less in a closet the larger they look. If the master bedroom is short on closet space, you should consider adding a closet organizer.</p>
<p>If wallpaper is out dated or paint is old and chipped, put on a fresh coat especially in the kitchen and bathrooms.  Kitchen counters should be clear with just the basic items you need. Make sure faucets shine and don&#8217;t leek. Toilets should flush properly and not keep running. Tile or tub liners are in good shape and clean. Repair or replace chipped sinks or tubs. And again keep them neat and free of clutter.</p>
<p>Basements and Attics should be neat and orderly. The furnace and hot water heater should be dusted and accessible. Cracks in the walls that have been patched and don&#8217;t leek should be painted.</p>
<p>It doesn&#8217;t cost too much to stage the home as well.  Pictures, mirrors, pillows and plants can transform a room.  You can even rent furniture if you&#8217;ve already moved out.</p>
<p>These are just a few of the things you can do with very little expense that will greatly increase the price you get for the house compared to the competition.  I can&#8217;t tell you how many times I&#8217;ve viewed a home where they seller didn&#8217;t even bather to vacuum or sweep the floor. I can tell you the offer was low. Seek the advice of your real estate professional, they have seen it all and seem to always have great ideas.</p>

			<content:encoded><![CDATA[<p>Realtors are all a buzz about this new form of listing houses on the MLS (multiple listing service). Some feel it creates more work for the buyers agent, while others see this as a way to tap into the For Sale By Owner market.</p>
<p>It use to be when you made the decision to sell your home, you essentially had two methods available to you. You could list your home with a traditional real estate company and pay 6-7% commission or you could try selling on your own &#8220;for sale buy owner&#8221;.</p>
<p>Research shows that nearly 50% of all home sellers start out trying to sell their property on their own. Although some home owners are successful with FSBO, according to the National Association of Realtors (NAR) home seller survey, only sixteen percent of sellers actually sell their home without exposure on the MLS. And many of them end up giving away their commission savings to the buyer to close the deal.</p>
<p>Realtors tend avoid for sale by owner properties because they are working with buyers and have no written agreement to be compensated. If the seller has not agreed in writing to pay a commission to the agent, the buyer could cut the agent right out of the deal and negotiate directly with the seller. It happens&#8230;.</p>
<p>With  flat fee MLS service, the seller has agreed in writing to pay a commission, usually 3%,  to the buyers agent. This motivates Realtors to bring the seller a buyer.</p>
<p>How it works:</p>
<p>Real estate commissions by law are negotiable. In a flat fee listing, the listing agent agrees to a flat fee instead of a percentage of the sale price.  This can be anywhere from $300-$600 for the service of adding your house to the MLS. Then you choose how much to pay the buyers agent in commission for bringing you a buyer (typically 3%). So in the sale of a $200,000 house you would pay $6,000 plus the flat listing fee, saving a close to $5,700 in commissions.
